If you have chosen to bravely protect our country, there is a tremendous opportunity for you to take advantage of one of the best mortgage loan programs available.  To purchase the home of your dreams with a VA Purchase loan, you can have lower payments, 0% down, no PMI and ease in qualifying.

You are eligible for a VA loan if you have served 181 days during peace time (active duty), served 90 days during war time, served 6 years in the National Guard or Reserves or are a spouse of a service veteran who was killed in the line of duty.  In addition to these criteria you will need to obtain your Certificate of Eligibility.

One of the best advantages of this loan is that there is 100% financing which means it is a true no money down loan.  Another advantage is that there is no PMI because the loan is backed by the government.  There is however, a funding fee associated with your loan that both offsets the cost to taxpayers and provides the service to all future VA borrowers.  Currently, the fee is 2.15% of the loan amount for first time VA home buyers and 3.3% for second time borrowers both with no down payment.  The funding fee can be added to the loan.
